Real estate tokenization. Built to issue and operate.

With real estate tokenization, your property vehicle issues tokenized shares or debt, verifies every investor and distributes rental income from a platform we build for it. The legal structure of the property is settled before the first smart contract is written.

Why now

Why tokenize real estate now?

Real estate is considered the world's largest store of value, yet it remains one of the most illiquid markets. Dubai already registers tokenized property and, since February 2026, allows resale in a controlled pilot. What decides the outcome is how each issuance is structured.

Platform

Real estate tokenization platform for issuers

A property issuance is managed for years, from subscription to the last distribution. The white label platform covers these pieces under your brand, and holder voting and the connection to property management are custom-built.

  • Asset and vehicle records

Valuation, documents, occupancy and rent for the property on the project page, linked to the company that issues the tokens.

  • KYC onboarding

Sign-up, KYC and KYB, AML checks, a custodial wallet and e-signature. The placement agent assesses appropriateness where required.

  • ERC-3643 permissioned token

It only moves between eligible investors, with a minimum investment, per-holder caps, lock-up periods and an emergency pause.

  • Rent and distributions

Scheduled payment of dividends or interest to every holder, with reconciliation and a receipt for each payment.

  • Investor portal

Each investor's position, documents and activity in their own dashboard, free of jargon, with payment by SEPA or stablecoin.

  • Back office and reporting

An issuer console to manage projects and investors, pause transfers, reconcile payments and export the audit trail.

Institutional custody, integrated

We integrate custody and key management providers through their APIs, including Fireblocks, BitGo, Coinbase Prime, Anchorage Digital, Copper and Ledger Enterprise. Depending on the provider and model, keys are managed with MPC or multisig so that none depends on a single device. If the token is a security, custody on behalf of clients is provided by an authorized entity.

Structure

What does an investor buy in tokenized real estate?

Rarely the title deed. The token is usually a right against the vehicle that owns the property, and that right decides the regulation, which investors you can target and how rent is shared.

CriterionEquity in the vehicleLoan to the vehicleRent right
What the investor receivesA share of the capital of the owning companyAgreed interest and repayment of principalA share of net rent for a set term

HorizonUntil the property is sold or the agreed exitFixed maturityThe term of the rent assignment

We decide this with your legal counsel before the technical design. Where the land registry allows it, as in Dubai, the token can also reflect title, and in other cases a temporary right of use. The token's code only executes the right set out in the documents.

Methodology

How to tokenize real estate, step by step

A rental building, a hotel, a development or a residential portfolio go through the same four phases. First you decide what the investor receives and how it fits the law, then the platform goes live and finally the issuance reaches the market, with the appraisal and the law firm's opinion ahead of the code.

  1. We review title, encumbrances, occupancy, rental income and the business plan, plus the investor the issuance targets. From there we define what the token represents, shares or debt of the owning vehicle, a right to rental income or, where the land registry allows it, title itself. The output is the issuance model.

  2. The law firm classifies the token, reviews the owning company and whether it could be an alternative investment fund, and chooses the offering route, with a prospectus, under an exemption or through crowdfunding. Every conclusion, from the minimum investment to who may subscribe, becomes a token rule.

Legal opinion in Word on a hotel's shares, with the law firm's tracked changes
  3. The issuance runs on our white label platform under the issuer's brand and domain, which already provides KYC onboarding with a custodial wallet, e-signature, SEPA or stablecoin payment, ERC-3643 tokens and the distribution console. Voting, the link to property management or to an authorized trading venue are custom-built.

  4. With the issuer and, where there is one, the placement agent, we choose the channels that take the issuance to investors and measure which visits end in a paid subscription. After closing, the issuer distributes rent, sends reports and handles transfers from its console.

Assets

What types of property can be tokenized?

Any identifiable property, with a vehicle able to issue the right and a deal investors can understand. The building's use matters less than its documentation.

  1. Residential

Homes, multifamily buildings, developments and rental portfolios.

  2. Offices and retail

Offices, retail units, shopping centers and flexible workspace with rent.

  3. Logistics and industrial

Warehouses and distribution centers with long-term leases.

  4. Hotels and hospitality

Hotels, serviced apartments and refurbishment projects.

  5. Land and development

Land and new builds, with the right tied to construction milestones.

  6. Portfolios and debt

Vehicles holding several properties and loans with documented security.

Regulation

Which regulation applies to real estate tokenization?

Check the regulation by country

The one that matches the right the token represents. Shares or bonds in the vehicle sold as an investment are assessed as transferable securities, and a loan as crowdfunding or a private contract, even when they live in a smart contract.

The appraisal, registered encumbrances and the vehicle are reviewed with your law firm before the first line of code, together with the target investor and the legal route for issuance and transfer.

In the European Union, an issuance with the features of a security falls under securities market rules, not under MiCA. In Spain, Law 6/2023 allows those securities to be represented on DLT, with a registry entity designated in the issuance. If the vehicle raises capital from a number of investors to invest it under a defined investment policy, rather than running its own business, it may be an alternative investment fund.

Tokenization does not replace notaries, the land registry or property taxation. It coordinates digital rights and the vehicle's operations around those institutions, which still provide the asset's legal certainty.

FAQ

Real estate tokenization FAQ

What we are asked before a project starts.

Talk to our team
  1. Does the token make its holder the owner of the property?

Only if the legal structure and documents grant that right. The token usually represents shares in the vehicle that owns the property, a loan to it or a right to its rent, not direct registered ownership. We cover it in our guide to the legal structure of real estate tokenization.

  2. Can investors sell a real estate token whenever they want?

Not always. The token makes fractional investment, transfers and investor management easier, but a sale depends on demand for the asset, legal restrictions on who can buy and a suitable market or exit mechanism.

  3. Is tokenized real estate the same as real estate crowdfunding?

No. Real estate crowdfunding is a regulated way to raise capital. In the EU, a licensed crowdfunding platform offers loans or securities in a project, capped at €5 million per project owner over 12 months. Tokenization is how the right is recorded and transferred, and it can be used inside or outside such a platform.

  4. Which network are real estate tokens issued on?

On an EVM-compatible network such as Ethereum or Polygon, chosen for cost, investor type and issuer requirements. The ERC-3643 standard keeps the token moving only between verified identities on any of them.

  5. How much does it cost to tokenize a property?

It depends mainly on the legal structure and the platform's scope. A single-property issuance for investors in one country is not the same as a portfolio open to several jurisdictions. After the first phase we propose the scope and budget for the ones that follow.
